What Is the My Safe Florida Home Program?
In a recent special session, the state legislature revived the My Safe Florida Home (MSFH) program. This plan helps Florida residents prepare their properties for these extreme weather events. The special initiative has two parts — home inspections and grants for improvements.
The state’s Department of Financial Services (DFS) manages the funding and grants. DFS expects to award 11,000 to 12,000 grants and conduct more than 140,000 wind mitigation inspections.
How Does MSFH Work?
Qualifying homeowners request a free home inspection through the MSFH program. A licensed inspector chosen by the program visits your home to pinpoint its unique risks and improvement potential. Once they’ve completed the final report, you can apply for the program’s grant for eligible upgrades. You then select an approved contractor to perform the work and permit a reinspection to verify project completion.
Under the current program, the DFS offers matching grants of up to $10,000 toward actual upgrade costs. Additional incentives include sales tax exemptions on impact-resistant products until June 30, 2024. Homeowners completing improvements may also qualify for lower homeowners insurance premiums.
Eligibility Under MSFH
To be eligible for these special Florida home improvement grants, residents must meet the following criteria:
- They’re homeowners of site-built, single-family properties where the builder obtained the initial building permit before January 1, 2008.
- They’ve insured their residential property for $500,000 or less and have qualified for the homestead exemption.
- Their property lies in the defined wind-borne debris regions of the state.
What Does MSFH Cover?
The MSFH program has three priorities — roofing, structures and openings.
Covered elements for roofing and structures include:
- Secondary water barriers
- Reinforced roof-wall connections
- Upgraded roofing materials
- Strengthened roof deck attachments
Eligible upgrades for openings include:
- Windows
- Exterior doors
- Garage doors
